COMMERCIAL PAVING IN BERKELEY
Commercial Asphalt & Concrete Contractor Serving Berkeley Since 2014.
Berkeley packs a lot of pavement into a small city. Retail and restaurant lots along Shattuck, Telegraph and University Avenue, light industrial yards in West Berkeley, apartment buildings and student housing near the UC Berkeley campus, medical offices, schools and the waterfront properties at the Berkeley Marina all see steady traffic and very little downtime.
Cato’s Paving works with the property managers, HOA boards and facility teams who look after these sites. We are based in Hayward, about 20 miles away, so our crews and equipment get to Berkeley jobs quickly.
From a single pothole to a full parking lot reconstruction, we handle asphalt paving, repairs, sealcoating, striping, concrete and ADA upgrades with one crew and one point of contact.

Recent Berkeley Project: Waterfront Parking Lot Reconstruction
This commercial property sits right on the bay at the Berkeley Marina. Between visitor traffic, delivery trucks and constant moisture off the water, the parking lot and the access road beside it had worn past the point where patching made sense.
Our crew milled out and removed the old asphalt, excavated and stabilized the subgrade, then graded and compacted a new base. We paved 60,000 sq ft with 3 inches of hot mix asphalt and a heavier 5 inch section across 32,930 sq ft where the pavement carries more load, and tied the new surface into the existing drain inlets so water moves off the lot the way it should.
The work ran in three phases: the first half of the lot, then the second half, then the access road. We finished by striping the full lot, laying out ADA accessible stalls and installing new signage.

Built for Berkeley's Commercial Properties
Berkeley pavement deals with a few things most suburbs don’t. Many lots in the flats are decades old, with base layers that were never built for today’s delivery trucks. Mature street trees push up curbs, gutters and sidewalks. Winter rain and bay moisture work into every open crack, and properties near the Marina and West Berkeley get salt air on top of that. Tight urban lots leave little room to stage equipment, so we plan access, phasing and tenant notices before the first day of work.
Berkeley ZIP Codes & Neighborhoods We Serve
We provide paving, concrete, sealcoating, striping and ADA compliance services throughout Berkeley, including ZIP codes 94702, 94703, 94704, 94705, 94707, 94708, 94709 and 94710.
We serve commercial properties in West Berkeley, Downtown Berkeley, Southside, North Berkeley, Elmwood, the Fourth Street shopping district, the Gilman District, the Berkeley Marina and along the San Pablo Avenue corridor.
Our crews also work in the nearby cities of Albany, El Cerrito, Richmond and Emeryville.
Common Pavement Problems

Raveling
Raveling occurs when asphalt begins losing surface aggregate, leaving the pavement rough, loose, and increasingly vulnerable to damage. Sun exposure, aging, heavy traffic, and worn binder can accelerate this deterioration. Early maintenance helps restore surface protection before the pavement weakens and requires more extensive repairs.

Oil Damage
Oil, fuel, and automotive fluids can soften asphalt binder and cause the pavement surface to break apart prematurely. Commercial parking stalls, loading areas, and drive lanes are especially vulnerable. Cleaning spills and repairing damaged areas early helps prevent surface deterioration from spreading into surrounding pavement.

Cracking
Cracks develop as asphalt ages, expands, contracts, and carries repeated vehicle traffic. Even small openings allow rainwater to penetrate the pavement and weaken the supporting base. Sealing cracks early helps prevent moisture damage, potholes, and larger structural failures throughout commercial parking lots and access roads.

Faded Striping
Parking lot markings fade from sunlight, vehicle traffic, surface wear, and repeated cleaning. Poor visibility can confuse drivers, reduce traffic organization, weaken curb appeal, and create accessibility concerns. Regular restriping keeps parking stalls, fire lanes, loading zones, and directional markings clear and professional.

Alligator Cracking
Alligator cracking appears as interconnected cracks that resemble reptile skin and usually signals failure beneath the asphalt surface. Poor drainage, weakened base materials, and repeated heavy vehicle loads are common causes. These areas often require removal and replacement rather than surface sealing alone.

Drainage Issues
Standing water often indicates poor grading, blocked drains, or low areas within the pavement. Repeated water exposure weakens asphalt and base materials, leading to cracks, potholes, and premature failure. Correcting drainage problems helps protect the pavement structure and improve safety around commercial properties.

Potholes
Potholes form when water enters pavement cracks, weakens the underlying base, and combines with repeated vehicle traffic. Heavy trucks, aging asphalt, poor drainage, and delayed repairs can accelerate their development. Prompt patching helps reduce vehicle damage, trip hazards, liability, and further pavement deterioration.

ADA Compliance Issues
Faded accessible markings, missing signage, damaged ramps, uneven surfaces, and improper slopes can create barriers for visitors and increase legal exposure. Routine inspections and timely upgrades help commercial properties maintain safer access through compliant parking stalls, signage, striping, curb ramps, and paths of travel.

⭐⭐⭐⭐⭐ We recently had Catos Paving complete the concrete work for our shop, and the project just passed the city inspection with no issues. Their crew was professional, showed up when they said they would, kept the job site organized, and delivered quality work. Communication throughout the project was great, and they were responsive whenever we had questions. Most importantly, the finished work met the city’s requirements and successfully passed inspection, which gave us confidence that everything was done correctly. We received the report for the concrete strength test & they exceeded expectations. I’d definitely recommend Catos Paving to anyone looking for reliable, professional concrete and paving work.Posted on Google![]()
