When Your Parking Lot Needs More Than a Patch
Patching buys time, but some pavement problems mean the surface or base has reached the end of its life. These are the signs we look for on a site visit.
Widespread Alligator Cracking
Interconnected cracks across large areas usually mean the base underneath is failing and the surface can no longer carry traffic.
Potholes That Keep Coming Back
When potholes return in the same spots after patching, the problem is below the surface and needs a deeper repair.
Raveling & Loose Gravel
Aggregate breaking loose leaves a rough, crumbling surface that tracks debris into buildings and gets worse each season.
Drainage & Standing Water
Water that ponds on the lot soaks into the base and speeds up cracking. Repaving lets us correct slopes so water drains properly.
Faded, Oxidized Surface
Years of sun turn asphalt gray and brittle. Once it is too far gone for sealcoating, an overlay or replacement restores it.
Base Failure & Sinking Areas
Ruts, dips and soft spots under wheel paths show the base has weakened. We remove the failed areas and rebuild them.
How We Pave Commercial Parking Lots
A clear process keeps your project on schedule, your tenants informed and your property running while we work.
Site Assessment
An estimator walks your lot, checks drainage and pavement condition, and recommends an overlay or full replacement.
Demolition or Milling
We remove failed asphalt or mill the surface so the new layer bonds properly.
Base Preparation
We repair and compact the base and set grades so water drains off the lot.
Paving & Compaction
New asphalt is placed and rolled to a smooth, dense, long-lasting surface.
Striping & Reopening
We restripe stalls, arrows and ADA markings, then reopen the lot to traffic.

Choosing the Right Paving Solution
Not every worn parking lot needs to be torn out. During your free site assessment, we recommend the option that fixes the problem for the right budget.
An Overlay Can Work When
The base is still solid and the damage is mostly on the surface.
- Cracking is mostly shallow and on the surface
- The base is stable with few soft spots
- Drainage is working as designed
- You want to extend pavement life on a budget
Full Replacement Is Better When
The pavement or base has failed and keeps coming back as a problem.
- Alligator cracking covers large areas
- Potholes return after patching
- Water ponds and soaks into the base
- The lot has reached the end of its service life

⭐⭐⭐⭐⭐ We recently had Catos Paving complete the concrete work for our shop, and the project just passed the city inspection with no issues. Their crew was professional, showed up when they said they would, kept the job site organized, and delivered quality work. Communication throughout the project was great, and they were responsive whenever we had questions. Most importantly, the finished work met the city’s requirements and successfully passed inspection, which gave us confidence that everything was done correctly. We received the report for the concrete strength test & they exceeded expectations. I’d definitely recommend Catos Paving to anyone looking for reliable, professional concrete and paving work.Posted on Google![]()

Had a great experience working with Cato's Paving. They came in to help on a commercial TI. Walked the site, provided a quote, completed the work and had some added unforeseen scope that they helped with. Solid experience from estimating through completion of the work.Posted on Google![]()

Jay from Torres Quality Seal Coating and Striping was incredibly communicative, punctual, and professional from start to finish. I hired him to fill and seal cracks in my asphalt, and even though I had to work all day and couldn’t be there, he kept me updated throughout the entire process. He was clear about what was going to be done, trustworthy, and delivered excellent results. I highly recommend Jay at Torres Quality Seal Coating and Striping for anyone needing reliable and professional asphalt work.Posted on Google![]()

Asphalt Paving FAQs
What asphalt paving services do you offer?
Full parking lot paving, asphalt removal and replacement, overlays, new parking lot construction, parking lot expansions, milling and paving, and asphalt reconstruction for commercial properties.
Should we overlay or replace our parking lot?
An overlay works when the base is solid and damage is mostly on the surface. If you have widespread alligator cracking, recurring potholes or base failure, full replacement usually lasts longer and costs less over time. We recommend the right option after a free site assessment.
Can you pave without closing our whole property?
Yes. We can phase the work section by section and schedule evenings or weekends, so tenants, customers and deliveries keep moving while we pave.
How much does commercial asphalt paving cost?
Cost depends on the size of the area, the condition of the base, whether we overlay or replace, and site access. We provide free on-site estimates with a detailed written proposal. For planning help, read our guide on how to budget for a parking lot replacement.
How quickly will I hear back after requesting a quote?
Within 2 business hours. Call (510) 397-2677 or submit our online form Monday to Friday, 8 AM to 5 PM, and an estimator will call you back within 2 business hours. Requests received after hours or on weekends are returned the next business morning.
Are you licensed and insured?
Yes. Cato’s Paving holds California CSLB Class A General Engineering License #1000087, is registered with the Department of Industrial Relations for public works (#100881309), and is fully licensed, bonded and insured.

Do you work on residential driveways?
