COMMERCIAL PAVING IN SAN FRANCISCO
Commercial Asphalt & Concrete Contractor Serving San Francisco Since 2014.
San Francisco’s commercial pavement is packed into tight spaces: grocery and retail lots, warehouse and light industrial yards in the Bayview, Dogpatch and SoMa, medical and school campuses, and the surface lots and driveways behind apartment and condo buildings. Space is expensive here, every stall counts, and most sites can’t shut down for long.
Cato’s Paving works with the property managers, HOA boards and facility teams who look after these sites. Our crews come up from our Hayward yard and plan each job around city traffic, neighbors and limited room to work.
From pothole and crack repair to sealcoating, restriping and full parking lot reconstruction, we handle asphalt paving, concrete and ADA upgrades with one crew and one point of contact.

How We Handle San Francisco Projects
Most San Francisco sites have no spare room to stage equipment and very little time to close. Before we start, we walk the site with you, work out where trucks can stage and how deliveries, residents and customers will get through, and break the job into phases so part of the property stays open.
When the work is in a garage entrance, a shared driveway or a lot that has to stay open during business hours, we can schedule it for early mornings, nights or weekends. If the job touches the sidewalk, curb or driveway apron, we will tell you up front whether it needs a city permit.
You get a written proposal and a schedule before any work begins.

Built for San Francisco's Commercial Properties
San Francisco pavement deals with conditions you don’t see inland. Fog and drizzle keep surfaces damp for long stretches, and properties near the bay get salt air on top of that. Much of the eastern waterfront sits on fill, where settlement shows up as dips and long cracks. Steep driveways and sloped lots send water across the surface, and constant delivery traffic grinds down entrances and loading areas. We plan each job around those conditions and around the neighbors, parking and street access that come with working in the city.
San Francisco & North Peninsula Areas We Serve
We provide paving, concrete, sealcoating, striping and ADA compliance services across San Francisco, including ZIP codes 94103, 94107, 94110, 94112, 94124, 94134 and 94158.
We serve commercial properties in SoMa, Mission Bay, Dogpatch, Potrero Hill, the Bayview and Hunters Point, the Mission, the Excelsior, Visitacion Valley and the Sunset and Richmond districts.
On the North Peninsula, our crews also work in Daly City, South San Francisco, Brisbane, Colma and Pacifica.
Common Pavement Problems

Raveling
Raveling occurs when asphalt begins losing surface aggregate, leaving the pavement rough, loose, and increasingly vulnerable to damage. Sun exposure, aging, heavy traffic, and worn binder can accelerate this deterioration. Early maintenance helps restore surface protection before the pavement weakens and requires more extensive repairs.

Oil Damage
Oil, fuel, and automotive fluids can soften asphalt binder and cause the pavement surface to break apart prematurely. Commercial parking stalls, loading areas, and drive lanes are especially vulnerable. Cleaning spills and repairing damaged areas early helps prevent surface deterioration from spreading into surrounding pavement.

Cracking
Cracks develop as asphalt ages, expands, contracts, and carries repeated vehicle traffic. Even small openings allow rainwater to penetrate the pavement and weaken the supporting base. Sealing cracks early helps prevent moisture damage, potholes, and larger structural failures throughout commercial parking lots and access roads.

Faded Striping
Parking lot markings fade from sunlight, vehicle traffic, surface wear, and repeated cleaning. Poor visibility can confuse drivers, reduce traffic organization, weaken curb appeal, and create accessibility concerns. Regular restriping keeps parking stalls, fire lanes, loading zones, and directional markings clear and professional.

Alligator Cracking
Alligator cracking appears as interconnected cracks that resemble reptile skin and usually signals failure beneath the asphalt surface. Poor drainage, weakened base materials, and repeated heavy vehicle loads are common causes. These areas often require removal and replacement rather than surface sealing alone.

Drainage Issues
Standing water often indicates poor grading, blocked drains, or low areas within the pavement. Repeated water exposure weakens asphalt and base materials, leading to cracks, potholes, and premature failure. Correcting drainage problems helps protect the pavement structure and improve safety around commercial properties.

Potholes
Potholes form when water enters pavement cracks, weakens the underlying base, and combines with repeated vehicle traffic. Heavy trucks, aging asphalt, poor drainage, and delayed repairs can accelerate their development. Prompt patching helps reduce vehicle damage, trip hazards, liability, and further pavement deterioration.

ADA Compliance Issues
Faded accessible markings, missing signage, damaged ramps, uneven surfaces, and improper slopes can create barriers for visitors and increase legal exposure. Routine inspections and timely upgrades help commercial properties maintain safer access through compliant parking stalls, signage, striping, curb ramps, and paths of travel.

⭐⭐⭐⭐⭐ We recently had Catos Paving complete the concrete work for our shop, and the project just passed the city inspection with no issues. Their crew was professional, showed up when they said they would, kept the job site organized, and delivered quality work. Communication throughout the project was great, and they were responsive whenever we had questions. Most importantly, the finished work met the city’s requirements and successfully passed inspection, which gave us confidence that everything was done correctly. We received the report for the concrete strength test & they exceeded expectations. I’d definitely recommend Catos Paving to anyone looking for reliable, professional concrete and paving work.Posted on Google![]()
